Selling a property that you have grown to call your home is a big decision. But as well as it being a sentimental moment in your life, you will also have to consider how you will present it to other potential buyers. So if you’re looking to downsize or upsize, here are some tips for selling your house.

1. Focus on curb appeal

First impressions count, right? So you want your house to stand out from the crowd before viewers even get in to see what the inside of the property looks like. Focusing on the outside of your property could mean decorating the outdoor windows. For example, if there’s peeling plaster on the window seal, consider smoothing that out for it to look more presentable for people when they first set eyes on your house.

Or if you have a front garden, make sure the plants are decorated and look well cared for. Simple things like this can make a big difference. Another reason why curb appeal can be useful is because when you have your for sale sign up, it can attract more attention if the outside looks appealing and therefore garner more attention from potential buyers.

2. Depersonalise your home for viewings

When you host viewings for your home, you want the people to stage it in a way that people can picture themselves in the house. So removing items that are personal to you could help with this. For example, you should remove family photos or even the arrangement of furniture that would appeal more to a wider range of people. Decluttering items from your house, when you have viewings, helps people have a clearer idea of how they could personalise it if they become the new owners.

3. Advertise your property well

Like when you are selling anything, it’s best to consider the best ways to advertise your asset. In this day and age, there are various accessible and affordable ways to advertise your property. Whether it’s through an estate agent, online, or of course putting a property for sale sign up outside your property for people to see in person, consider your options.

4. Find the right expert advice

If it’s the first time you are selling a property, having an expert like a conveyancer or solicitor can be a big help for you in the process. Their role is to help you with the legal proceedings of selling and give you the right information to help you accept the best offer for your circumstances.

5. Clean up well

This may sound like a given but ensuring your house is cleaned well is a key way to attract buyers. No one is going to be attracted to a house full of mess. So it may be best to get a professional cleaner to do a deep clean to ensure it is top-tier level and appealing to viewers.

6. You don’t necessarily need to renovate everything before you sell

Whilst you want to enhance your property to attract potential buyers, the good news is you don’t have to stay focused on big renovations like a kitchen and bathroom before selling. The situation depends on the nature of the market at the time you are selling and of course your budget. For example, In a seller’s market with high demand and low property, you may get a good deal without any major renovations. 

7. Decorate the interior of your home

Look for opportunities to repaint and touch up the interior of your home to make it look brighter and bigger for selling your house. Updating the paint colours to standards that are popular at the time you sell could help appeal to what buyers at the time are looking for.

8. Get mirrors

Mirrors create an illusion to make spaces look bigger. So if you don’t have many mirrors, it might be worth investing in some and hanging them up in your hallways and other rooms to make the space look and feel bigger for your viewers.

9. Give each room a purpose

Clarity is key when presenting it to potential buyers. Understandably, the rooms you have in your house can change purpose over some time. A third bedroom could be used as an office room or even a storage room, for example. But when selling your home, you need to consider a clear purpose for each room.

For example, if you’re advertising the property as a three-bedroom house, ensure that on the day of viewings, it is three bedrooms that they are looking at as opposed to two bedrooms with a closet room, for example. That may require you to put in an extra bed so the purpose is clearer to viewers.
